Making Modifications to the Exterior of your home or property:
Any changes, alterations or modifications to the exterior of your property must first be approved by the  Board of Directors.
This approval process is required BEFORE any work is started.

The Guidelines are applicable for all new home construction in conjunction with the Deed Restrictions.  Prior to the start of any construction, you should read the Architectural Building Guidelines. You may download the Guidelines and the Application Form. Please contact the Association office if you have any questions.
Guidelines for New Construction
Recorded Deed Restrictions for the Rotonda Heights Conservation Association subdivision provide for Architectural Review and approval by the Association for any type of new construction.

A plans review & inspections fee (non-refundable) payable to Rotonda Heights Conservation Association, Inc. must be submitted with the Application for Architectural Review. The current fee is $250.00 per plan reviewed. 

There is also a Clean Site Program that requires a $1,000 refundable deposit that helps ensure construction sites remain neat and free of litter and trash.  If the job site remains clean, the full deposit is refunded once a home has received a Certificate of Occupancy from Charlotte County.

We are excited to introduce a new committee in Rotonda!   As transplants from other parts of the country, we were challenged by a steep learning curve.  Have you heard about the threatened Gopher Tortoise, endangered Scrub Jay and native and drought- resistant Florida-friendly flora?

Do consider these options before clearing your lot or landscaping:
Work with your builder to preserve native flora that are drought-resistant and require little water, fertilizer or pesticide;
Plant or sustain existing habitat which supports Florida-native birds, butterflies and other wildlife;
Include Florida-native trees such as Sabal (Cabbage) Palms, Crape Myrtle and Slash Pines to help maintain our “real Florida”.

Please review the list of local and regional resources and learn more about how to:
Co-exist with native wildlife;
Mulch with insect-resistant Melaleuca;
Water efficiently to conserve and save your money;
Reduce storm-water runoff;
Manage yard pests;
Protect waterways.
